Seletar & Yio Chu Kang

District 28 covers the Seletar and Yio Chu Kang corridor — a low-density area at the northeastern edge of Singapore's residential zones. The housing stock is a mix of older landed properties, some HDB clusters, and newer developments near the Seletar Aerospace Park. The area has an open, semi-rural character with more sky exposure and less wind obstruction than urban districts.

Landed properties around Seletar have generous outdoor space for condenser placement, but many are surrounded by mature trees and open vegetation. Ground-level outdoor units here collect more wind-blown debris than wall-mounted units at height.

Proximity to the Seletar Aerospace Park means some properties are near light industrial activity. While not heavy industry, fine particulate from aerospace operations can contribute to condenser soiling over time.

The open terrain and low building density mean outdoor units have good natural airflow, which helps condenser performance. However, it also means more exposure to direct sun, particularly on west-facing installations without shade.
