Jurong & Tuas

District 22 is the industrial heartland of western Singapore, covering Jurong East, Jurong West, Pioneer, and the Tuas industrial corridor. The residential areas are predominantly large HDB estates built from the 1980s onwards, while the industrial zones host factories, warehouses, and logistics buildings with their own cooling requirements.

HDB blocks near the Jurong industrial zones experience higher ambient dust and particulate levels. Outdoor condensers on these blocks clog faster and need more frequent cleaning than equivalent units in purely residential areas.

Pioneer and Tuas properties sit in an active industrial belt. Some buildings near chemical or manufacturing plants may have outdoor units exposed to trace amounts of corrosive vapour, which can accelerate fin degradation.

Jurong East and Jurong West have a broad range of HDB blocks from the 1980s through to recent BTOs. The older blocks in Jurong West share the same narrow-ledge and ageing-pipe challenges seen in other mature estates.

The western shoreline near Pioneer and Tuas brings some coastal salt air influence, though industrial particulate is typically the more pressing maintenance factor in this district.
