Yishun & Sembawang

District 27 covers Yishun and Sembawang, two large HDB towns in northern Singapore. Yishun has one of the broadest building-age spreads of any HDB town — from 1980s blocks around Yishun Ring Road to brand new BTOs near Northpoint. Sembawang sits closer to the northern coast with its own mix of older HDB estates and newer waterfront developments.

Yishun's oldest blocks near the town centre are from the early 1980s and face the same ageing infrastructure challenges as other first-generation HDB towns — narrow ledges, dated wiring, and decades-old copper pipe runs.

Sembawang's northern blocks face the Straits of Johor. Properties along Sembawang Road and the former military housing area get some coastal humidity exposure, particularly during the northeast monsoon months.

Both towns have extensive park connectors and nature corridors. Blocks bordering these green areas — particularly Yishun Pond, Lower Seletar Reservoir, and Sembawang Park — experience higher organic debris accumulation on outdoor units.

The former Sembawang naval base area has older buildings with non-standard aircon provisions. Some properties here were converted from military housing and may have unusual pipe routing or electrical configurations.
