District 16 centres on Bedok, one of Singapore's largest and oldest HDB new towns. The estate stretches from the older blocks near Bedok North through to the newer developments closer to Bedok Reservoir. Coastal influence from the nearby East Coast reaches the southern edges of the district.
Bedok's older HDB blocks from the 1970s and 1980s are among the most mature in the eastern region. Pipe infrastructure in these blocks has been in service for decades, and copper corrosion is a common finding during system replacements.
Properties in the southern part of the district — closer to Upper East Coast Road — get indirect salt air exposure. This is milder than direct coastal districts but still contributes to condenser fin corrosion over time.
Bedok Reservoir area has a cluster of newer condos and BTOs with modern aircon provisions, but the reservoir-adjacent environment brings higher ambient humidity around ground-floor outdoor units.
