Mandai & Upper Thomson

District 26 covers the Mandai and Upper Thomson corridor — a low-density stretch between the Central Catchment Nature Reserve and the northern rural fringe. Residential properties are scattered — mostly landed estates in Upper Thomson, a handful of condos, and a few HDB clusters. The surrounding forest and nature reserves dominate the environment.

Upper Thomson landed estates sit along the edge of the Central Catchment area. These properties share the same tree canopy, leaf debris, and insect exposure profile as the Bukit Timah corridor in D10 and D21.

Mandai has pockets of industrial and agri-tech activity. Properties near these zones may experience different air quality patterns compared to the purely residential landed areas further south.

The dense vegetation canopy around Upper Thomson creates a shaded, humid microenvironment. Outdoor units at ground level in landed homes here are less affected by direct solar heat but more affected by persistent humidity and organic debris.
