Tampines & Pasir Ris

Two large HDB new towns with different coastal profiles — Pasir Ris faces the sea, Tampines sits inland. Building age ranges from 1980s mature blocks to recent BTO launches.

What affects aircon systems here

District 18 covers Tampines and Pasir Ris, two of the largest residential townships in eastern Singapore. Tampines is the more established town with blocks dating from the 1980s through to recent BTO releases. Pasir Ris sits closer to the coast with a younger building stock and direct exposure to northeastern winds during the monsoon season.

Pasir Ris properties along the coastal park face direct northeastern monsoon exposure. Condenser units on upper floors of sea-facing blocks endure stronger wind loads and salt spray during the wet season.

Tampines has a wide age range of HDB blocks. The older Tampines Street 21 and Street 41 clusters have 1980s-era electrical infrastructure that may need assessment before installing multi-split systems.

Both towns have extensive park connector networks and mature tree planting. Blocks adjacent to park boundaries — particularly in Pasir Ris and Tampines Eco Green — see higher leaf and seed pod accumulation on outdoor units.
