District 4 covers the southern waterfront from Keppel Bay through Sentosa to Mount Faber. The residential stock is almost entirely condo, ranging from the large waterfront developments at Keppel and Harbourfront to the resort-style homes on Sentosa. Proximity to the open sea means every outdoor unit sits in a salt-air environment.

Salt-laden air from the southern coast accelerates corrosion on condenser coils, copper pipe joints, and mounting brackets. Outdoor units facing the sea need more frequent condenser cleaning and corrosion inspection.

Many Sentosa properties have outdoor units mounted on flat rooftops or elevated platforms exposed to direct sun and sea wind. These units run hotter and experience faster degradation of outdoor components.

Harbourfront and Keppel Bay condos are high-rise with narrow balcony ledges. Wind gusts at upper floors can trigger high-pressure faults on condensers that are not properly shielded.
