District 14 covers the Geylang, Eunos, and Paya Lebar corridor — a densely built area with one of the most diverse building mixes in Singapore. Shophouses along Geylang Road, old walk-up flats, light industrial buildings, and newer condo launches along the Paya Lebar commercial strip all sit within the same district.

Geylang's shophouse rows house a mix of residential and commercial tenants. Split systems in these buildings often have long pipe runs from upper-floor indoor units to rooftop condensers, which increases refrigerant charge requirements and pressure drop.

The Eunos and Aljunied area has clusters of older HDB blocks from the 1970s and 1980s. Some of these blocks were built with window-unit cutouts that have since been sealed, and the electrical supply may not have been upgraded for split systems.

Paya Lebar's newer mixed-use developments have centralised condenser yards on podium levels. These enclosed spaces can trap heat and reduce condenser efficiency during peak afternoon hours.
