Bishan & Ang Mo Kio

District 20 covers two of Singapore's largest HDB towns — Bishan and Ang Mo Kio. Both are mature estates built from the 1980s through the early 2000s, with a handful of newer BTOs and condo developments scattered around MRT stations. The uniform building age across the district means similar aircon challenges repeat across hundreds of blocks.

Many HDB blocks in Ang Mo Kio are from the 1980s era, with outdoor ledges sized for older, smaller condensers. Upgrading to a current system with a larger outdoor unit may require verifying ledge width and weight capacity.

Bishan sits adjacent to the Central Catchment Nature Reserve. Blocks near the park boundary — particularly along Bishan Street 22 and Sin Ming — see higher leaf debris and insect load on outdoor condenser units.

The older Ang Mo Kio blocks have concrete drain pans that may have cracked or lost their waterproof coating over time. Water stains on the external wall below the outdoor unit are often a sign of a failing drain pan rather than a refrigerant leak.
