Orchard & River Valley

District 9 is one of the densest residential corridors in the central region. The condos along River Valley, Killiney, and Cairnhill range from the 1980s through to recent launches. Older freehold buildings dominate — many with original pipe runs, ageing outdoor units on narrow ledges, and drainage systems that predate current building codes.

Older freehold condos from the 1980s and 1990s often have copper pipes with thinning walls and insulation that has degraded, leading to condensation drips along pipe runs inside walls or ceilings.

Narrow outdoor ledges on older mid-rise condos restrict condenser airflow. Units mounted flush against parapet walls or adjacent condensers run hotter and cycle more frequently.

River Valley low-rise condos sit in a sheltered valley with limited wind circulation. Ground-floor units in these developments tend to have higher ambient humidity around the outdoor unit.
