Bukit Timah & Holland

District 10 is predominantly landed housing — bungalows, semi-detached, and terrace houses spread across Bukit Timah, Holland, and Tanglin. The area sits on elevated ground with dense mature tree cover. Condo developments are fewer and tend to be low-rise, tucked between the landed clusters. The greenery that makes this district desirable is also what keeps outdoor units working harder.

Landed homes with outdoor units positioned near trees or hedges are prone to condenser blockage. Leaves, seed pods, and pollen compact between the fins and reduce heat rejection over time.

The Bukit Timah hill area has mature estates from the 1970s and 1980s. Some of these properties still run original R-22 systems with copper piping that has been patched or extended through renovations.

High tree canopy and garden landscaping around landed properties create a humid microclimate at ground level. This can accelerate mould growth inside ducted systems and fan coil units with poor drainage.

Parts of Holland and Tanglin border the Botanic Gardens. Properties near the park boundary see higher insect and organic debris load on condenser fins and drain trays.
