Ducted units are concealed above the ceiling and accessed through a service panel. What the coil shows on arrival determines the service level — and whether a panel exists determines what work is possible.

What Is Ducted Aircon Servicing

A clean of the filter, evaporator coil, condensate drain, and blower — accessed via the service panel. General servicing is a dry clean — filter, coil, and blower vacuumed and brushed down without water. Chemical jet wash applies a chemical solution followed by a high-pressure rinse for coils with heavier contamination. Fully concealed units without a service panel require access to be established first.

Service Scope

Same four areas regardless of service level — the method on the coil and access point changes based on condition and unit type.

  • Filter

    Accessed via the return air grille or service panel. Removed, rinsed clear, dried, and refitted — no ceiling opening needed for standard filter access.

  • Evaporator coil

    General servicing: dry clean via the service panel — coil vacuumed and brushed down, clears surface dust and loose buildup. Chemical jet wash: chemical solution applied to the fins, then flushed with high-pressure water — for exposed units with heavier contamination.

  • Condensate drain

    Traced and flushed from the unit to the discharge point. Ducted condensate blockages back up silently — a ceiling stain is often the first sign.

  • Blower

    Accessed via the service panel, with partial disassembly if needed. Chemical jet wash includes a chemical rinse on the blower blades where buildup is heavy.

  • Duct connections

    Checked for leaks or disconnection at the unit. A loose duct joint is a common cause of uneven zone cooling and is easy to miss without service panel access.

  • Condition check

    We note anything unusual — coil corrosion, drain pan condition, motor noise — and flag it separately. Nothing added without your approval.

Service level is confirmed on arrival based on coil condition and accessibility. For concealed units without a service panel, we assess access before committing to any work or price.

    Condensate backing up, not necessarily a structural leak.

  • Smell from ceiling vents after a recent general service

    Mould on the coil has gone beyond rinse range; chemical jet wash is the next step.

  • Post-renovation clean

    Construction dust is drawn into concealed units and needs clearing before regular use.

When Ducted Servicing Is Not Suitable

Servicing clears dirt and drainage — not mechanical faults, and not units with no access point.

  • Fully concealed unit with no service panel

    Access needs to be established first; we assess on-site and explain the options before any work begins.

  • Not cooling despite a clean system

    Likely a refrigerant or compressor fault, not contamination.

  • Error codes on the controller

    Sensor, PCB, or communication fault requiring diagnosis, not cleaning.

  • Ceiling leak after servicing

    May indicate a cracked drain pan or disconnected condensate line needing repair.
