Daikin — Faults, Diagnostics & Repair
Singapore's most installed brand. Common in HDB flats and condos across the iSmileEco and MKS series. We handle everything from units not cooling to water leaks and electrical faults.
About Daikin
Daikin is one of the most widely installed residential aircon brands in Singapore. Their inverter split systems — particularly the MKS and FTKM series — are familiar to most local technicians, which means faster diagnosis and better parts availability when something goes wrong.
Consistent cooling, clear error code display, and the deepest parts supply chain locally. The go-to choice for most HDB and condo installations — straightforward to diagnose and service long-term.

Common Faults We Handle
The faults Daikin owners bring to us most — and the ones our technicians know inside out.
Not cold
Weak or warm airflow — usually traced to low gas, dirty coils, or a compressor protecting itself.
U4 / U0 error codes
Communication failure between indoor and outdoor units. Often caused by wiring degradation or PCB fault in systems over 7 years old.
Water leaking
Drainage blockage or condensate line routing issue, especially common in HDB shared riser setups.
Gas leak
Refrigerant loss at flare joints or pipe connections, confirmed by pressure test before any top-up.
PCB fault
Control board failure affecting power delivery or unit communication — more frequent in units past 7–8 years.

Diagnostic Tools
If your Daikin is showing a code or blinking a pattern, use these tools to narrow the likely cause before calling anyone.
Where to find your model number
On most Daikin wall-mount units, the model sticker is on the right side of the indoor unit — open the front panel and look along the bottom-right edge. For ceiling cassettes, check the side of the unit behind the decorative panel. The outdoor unit sticker is usually on the side panel facing the wall.
What We've Learned Servicing Daikin
What Singapore owners ask about most, and what the diagnosis usually shows.
On multi-split systems like the MKS, one outdoor unit feeds every indoor unit. If the outdoor board or compressor trips, all rooms lose cooling at once. A fault that seems room-specific — one unit warm while others are fine — is more likely a refrigerant distribution or indoor-side issue.
'Not cold' is the most common complaint, but low gas is rarely the first thing to check. Dirty coils, a drifting thermistor, or a fan motor running at reduced speed all produce the same symptom. A pressure test confirms whether refrigerant is actually low — skip the top-up until that's verified.
Installation quality affects long-term reliability as much as the brand itself. Poorly routed drain lines, undersized piping, or loose flare joints cause recurring faults that look like unit problems. If the same issue returns after repair, the installation may need re-evaluation.
Inverter models adjust compressor speed to match cooling load, which reduces power draw. The trade-off is a more complex control board — inverter PCB replacements cost more than non-inverter equivalents, and this becomes the key repair-cost factor on units past 8 years.
If your system serves multiple rooms, stagger start-up rather than switching all units on simultaneously. Peak load on the outdoor unit can trip overcurrent protection — especially in older MKS systems where the compressor is already near capacity.
Repair or Replace?
Age-based guidance for Daikin units. The right answer depends on the fault, the unit's age, and what the part costs.
Under 5 years
Almost always worth repairing. Most faults at this age are minor — sensors, drainage, or installation-related issues. Parts are readily available and repairs are cost-effective.
5–8 years
Repair is still the default for most faults. PCB and capacitor issues are common but affordable. Only major compressor failure would prompt a replacement conversation.
8–12 years
Depends on the fault. Sensor and drainage repairs remain straightforward. But a compressor or inverter board failure starts approaching replacement cost — get a diagnosis before committing.
Over 12 years
Major component failures usually favour replacement. The unit has exceeded typical lifespan and efficiency has likely dropped. Minor fixes can buy time, but plan for replacement.
Maintenance Schedule
Staying on schedule prevents most of the faults listed above.
Popular Daikin Models
The Daikin series most common in Singapore HDB and condo installations.
MKS multi-split
One outdoor unit serving 2–5 rooms. The default system in 3- to 5-room HDB flats.
FTKM wall-mount
Single-split inverter for individual rooms. Common in condos and standalone bedroom installations.
iSmileEco
Entry-level inverter series. Frequently pre-installed in new BTO flats and used for budget replacements.
CTKM ceiling cassette
Recessed ceiling unit for landed homes and open-plan spaces where wall mounting isn't practical.
