Aircon Chemical Servicing in Singapore

Smell, weak airflow, or visible grime that persists after a general service usually means buildup deeper than a rinse can reach. Chemical servicing is the next step up — but not every unit needs one.

What Is Aircon Chemical Servicing

Over time, coil fins accumulate a compacted layer of grime and mould that a water rinse cannot break down. Chemical agents dissolve that layer; high-pressure steam flushes it clear. Done in place without removing the unit, around 40 minutes per unit.

Service Scope

Chemical treatment applied to every buildup area — not just a rinse.

  • Filter wash

Filters removed, rinsed clear, and dried before the chemical treatment begins.

  • Evaporator coil

Chemical agents applied to the fin surface to dissolve compacted grime and mould, then flushed through with high-pressure steam — reaching depth a water rinse cannot.

  • Drain line flush

Condensate drain flushed with steam from the unit to the discharge point after the chemical clean, so dissolved residue does not back up.

  • Blower clean

Fan blades coated with chemical solution then steam-rinsed — clears the compacted layer a standard wipe or water rinse leaves behind.

  • Condition check

We note anything unusual during the visit — coil corrosion, bearing noise, refrigerant indicators — and flag it separately. Nothing added without your approval.

We do not use jet wash (high-pressure water). Pressurised water can bend or damage coil fins, forces contamination into the blower housing rather than removing it, and the splatter risks damaging surrounding walls, ceilings, and furniture. High-pressure steam avoids all of this.

Benefits of Chemical Servicing

What changes after a chemical service.

  • Mould killed at the coil

Steam temperature destroys mould and bacteria rather than flushing them into the drain pan or blower housing.

  • Smell eliminated at the source

A water jet shifts bacterial residue downstream; steam removes it where it grows.

  • Airflow restored

Blower and coil cleared so air moves freely again.

  • Drain flushed post-clean

Condensate line cleared so the deep clean does not immediately back up.

When to Book Chemical Servicing

Chemical servicing sits between general servicing and a full overhaul. Book when a standard rinse has already been tried and the problem remains.

  • Smell persists after a general service

Mould on the coil needs chemical treatment, not another rinse.

  • Weak airflow despite clean filters

Coil buildup is restricting air passage deeper than a rinse can reach.

  • Visible grime or mould on the coil fins

Standard rinsing cannot dislodge compacted buildup.

  • Unit not serviced in 9 to 12 months

Buildup has likely compacted beyond general clean range.

  • Cooling is marginal after a recent general service

Coil contamination may be limiting heat exchange.

When Chemical Servicing Is Not Suitable

Chemical servicing resolves dirt and mould — not mechanical or electrical faults. And if the contamination is too severe, an overhaul goes further.

  • Unit not cooling at all

Likely a refrigerant or compressor issue, not contamination.

  • Error codes or blinking lights

Points to a sensor or PCB fault that a clean will not resolve.

  • Breaker trips on startup

Electrical issue that needs diagnosis, not cleaning.

  • Loud grinding or buzzing

Motor or bearing wear requiring repair, not a cleaning issue.

  • Same problem returned within weeks of chemical servicing

Root cause is not buildup, step up to a chemical overhaul or book diagnostics.
