What Is Ceiling Cassette Servicing
A clean of the filter, coil, drain pan, and blower — accessed by dropping the ceiling panel from below. General servicing is a dry clean — filter, coil, and blower vacuumed and brushed down without water. Chemical jet wash applies a chemical solution followed by a high-pressure rinse for coils where buildup has compacted beyond what a dry clean can clear.

Filter
Removed from the ceiling panel, rinsed clear, dried, and refitted. Cassette filters are larger than wall-mounted and restrict airflow significantly when left too long.
Evaporator coil
General servicing: dry clean after panel removal — coil vacuumed and brushed down, clears surface dust and loose buildup. Chemical jet wash: chemical solution applied to the fins, then flushed with high-pressure water — for compacted grime and mould a dry clean cannot reach.
Drain pan
Flushed and cleared from the unit to the discharge point. The most common source of cassette ceiling leaks — checked and cleared at every visit regardless of service level.
Blower
Cleaned in place after disassembly. Chemical jet wash includes a chemical rinse on the blower blades if heavy buildup is present.
4-way vanes
Checked for alignment and movement at every visit. Vane faults affect room distribution and are easy to miss without panel access.
Condition check
We note anything unusual — coil corrosion, drain pan cracks, motor noise — and flag it separately. Nothing added without your approval.
