Ceiling cassette units are serviced from below — the panel drops to expose the filter, coil, and drain pan without any ceiling work. The service level depends on coil condition, not a preset package.

What Is Ceiling Cassette Servicing

A clean of the filter, coil, drain pan, and blower — accessed by dropping the ceiling panel from below. General servicing is a dry clean — filter, coil, and blower vacuumed and brushed down without water. Chemical jet wash applies a chemical solution followed by a high-pressure rinse for coils where buildup has compacted beyond what a dry clean can clear.

Service Scope

Same four areas regardless of service level — the method on the coil changes based on condition.

  • Filter

    Removed from the ceiling panel, rinsed clear, dried, and refitted. Cassette filters are larger than wall-mounted and restrict airflow significantly when left too long.

  • Evaporator coil

    General servicing: dry clean after panel removal — coil vacuumed and brushed down, clears surface dust and loose buildup. Chemical jet wash: chemical solution applied to the fins, then flushed with high-pressure water — for compacted grime and mould a dry clean cannot reach.

  • Drain pan

    Flushed and cleared from the unit to the discharge point. The most common source of cassette ceiling leaks — checked and cleared at every visit regardless of service level.

  • Blower

    Cleaned in place after disassembly. Chemical jet wash includes a chemical rinse on the blower blades if heavy buildup is present.

  • 4-way vanes

    Checked for alignment and movement at every visit. Vane faults affect room distribution and are easy to miss without panel access.

  • Condition check

    We note anything unusual — coil corrosion, drain pan cracks, motor noise — and flag it separately. Nothing added without your approval.

    Drain pan blockage is the likely cause and needs clearing before it worsens.

  • Smell from ceiling vents after a recent general service

    Mould on the coil has gone beyond rinse range; chemical jet wash is the next step.

  • Visible grime or mould on the coil after panel removal

    A standard rinse will not clear it; chemical jet wash is needed.

  • Post-renovation clean

    Construction dust settles inside ceiling units and needs removing before regular use resumes.

When Cassette Servicing Is Not Suitable

Servicing clears dirt and drainage — not mechanical or electrical faults.

  • Not cooling despite a clean coil

    Likely a refrigerant or compressor issue, not a cleaning problem.

  • Error codes on the controller

    Sensor, PCB, or communication fault that a clean will not resolve.

  • Water leaking from the ceiling after servicing

    May be a cracked drain pan or disconnected line needing repair, not just a blockage.
