General servicing
Routine rinse for units on a regular schedule. Filter wash, coil rinse, drain flush, blower check. Keeps things running clean between deeper cleans. Takes around 20–30 minutes per unit.
Not every unit needs the same clean. We check condition on the visit and recommend the right level — general service, chemical wash, or full overhaul. No upselling, no default packages.
Per-unit rates for wall-mounted units up to 12,000 BTU. We also service ceiling cassette and ducted systems — these carry a $10/unit surcharge. See the full breakdown by unit type on the pricing page.
| Service | 3+ units | 2 units | 1 unit |
|---|---|---|---|
| General servicing | $25 | $30 | $50 |
| Chemical steam servicing | $60 | $70 | $80 |
| Chemical overhaul | $115 | $125 | $150 |
Three levels of indoor unit cleaning, each suited to a different stage of buildup. We assess condition on-site before recommending which one fits.
Routine rinse for units on a regular schedule. Filter wash, coil rinse, drain flush, blower check. Keeps things running clean between deeper cleans. Takes around 20–30 minutes per unit.
In-place deep clean when smell, weak airflow, or buildup persists after a general service. A chemical agent is applied to the evaporator coil, left to dwell, then flushed thoroughly. Around 45 minutes to an hour per unit.
Full teardown. The indoor unit is removed from the wall and every component is disassembled, soaked, and flushed individually. For heavy contamination or when problems return quickly after a chemical wash. Takes 90 minutes to 2 hours per unit.
The outdoor unit rejects heat from the system. Dirt, leaves, and debris reduce its efficiency and increase compressor load. Three wash types depending on how much buildup has accumulated.
Light surface clean for routine maintenance. Clears loose dust and debris from the condenser coil.
Pressurized water clean for moderate dirt and debris. Gets into the coil fins more thoroughly than a steam wash.
Chemical treatment for heavy buildup on condenser coils. Breaks down compacted grime that water pressure alone cannot clear.
Scheduled plans for homes with multiple units, rental properties, or commercial spaces. Same general servicing, just on an agreed schedule with condition tracking between visits.
The right level depends on when the unit was last serviced and what symptoms it is showing. Most units on a regular schedule stay at general service level.
| Situation | Recommended |
|---|---|
| Cooling normally, serviced within 6 months | General service |
| Smell or weak airflow after a general service | Chemical wash |
| Heavy mould, thick buildup, or issues return fast | Chemical overhaul |
| Multiple units, want consistent scheduling | Contract servicing |
| Outdoor unit dirty, cooling still weak after indoor service | Outdoor unit wash |
Every servicing visit includes a standard set of checks and cleaning steps. The method and depth vary by level, but the scope is consistent.
