Aircon General Servicing in Singapore

Dirty filters, coated coils, and a blocked drain are behind most aircon problems in Singapore. A general service clears all three. For most units on a regular schedule, that is all it takes.

Signs your aircon needs servicing

These are the most common signs that buildup or drainage is affecting your unit. Most of them clear up after a proper service.

  • No service in six months or more, regardless of how the unit seems
  • Airflow feels weaker than it used to
  • Room takes longer to reach the set temperature
  • Musty or dusty smell when the unit runs
  • Water dripping from the indoor unit
  • Unit running louder than before

What happens during a general service visit

A general service visit covers the five areas where dirt and buildup cause the most problems. Here is what we do at each step.

  1. 1. Filter removal and wash

    The filter is removed and rinsed under running water to clear dust and debris. A clogged filter restricts airflow and forces the blower motor to work harder.

  2. 2. Evaporator coil rinse

    The coil fins are rinsed to remove accumulated dust and biofilm. Dirty coil surfaces reduce how efficiently the unit transfers heat, which weakens cooling.

  3. 3. Drain pan and drainage line

    The drain pan is cleared and the drainage line is flushed and tested. Blocked drainage is behind most indoor unit water leaks and is checked on every visit.

  4. 4. Blower fan inspection

    The blower fan is checked for fouling and rotation. A heavily coated blower reduces airflow even with a clean filter, and can cause noise or vibration.

  5. 5. Test run and handover

    We run the unit at the set temperature to confirm airflow, cooling response, and drainage are all working before we leave.

What changes after a general service

Airflow back to normal

A clean filter and rinsed coil remove the restriction forcing the blower to work harder. Airflow improves immediately after the visit.

Drainage cleared

The drain pan and drainage line are flushed on every visit. Most indoor unit water leaks clear up once the drainage is unblocked.

Cooling restored

Dirty coil surfaces reduce heat transfer. A clean coil reaches the set temperature in fewer cycles.

Problems flagged early

We check refrigerant behaviour, wiring, and capacitor condition on every visit. Catching issues early is cheaper than dealing with a breakdown.

General servicing rates

Per-unit rates for standard wall-mounted units up to 12,000 BTU. Ceiling, ducted, and higher-capacity units carry a $10/unit surcharge.

  • 1 unit — $50/unit
  • 2 units — $30/unit
  • 3 or more units — $25/unit

Booking and visit timing

General servicing visits are typically booked within one to two days. Multi-unit visits are scheduled back to back.

  • Around 20 to 30 minutes per standard wall-mounted unit
  • Multi-unit visits completed in one session
  • Ceiling and ducted units take slightly longer due to access
  • We confirm the appointment slot before the visit

What a general service covers

A general service cleans the parts that accumulate the most buildup between visits. The coil stays on the wall — nothing is removed. If the condition calls for a deeper clean, we say so.

  • Filter removed, washed, and dried
  • Evaporator coil fins rinsed
  • Drain pan cleaned and drainage line flushed
  • Blower fan inspected and wiped down
  • Refrigerant behaviour and electrical connections checked
  • Full operational test before leaving
  • Any findings flagged — no extra work without approval

How often should you service your aircon

There is no single interval that fits every home. Usage hours, pets, renovation dust, and cooking load all affect how quickly buildup returns. As a starting point for Singapore homes:

  • Daily or nightly heavy use: every 3 to 4 months
  • Moderate use: every 4 to 6 months
  • Light use or spare rooms: every 6 months or based on condition
  • Post-renovation or dusty environments: earlier than usual
  • Pet owners and homes near construction: buildup returns faster
  • We advise a frequency based on what we see on the first visit

When servicing is not the right starting point

Servicing solves dirt and drainage problems. It will not fix refrigerant leaks, electrical faults, fan motor failures, or compressor issues. If your unit shows any of the following, the right first step is a diagnostic visit, not a cleaning job.

  • Sudden cooling loss with airflow that still feels normal
  • Breaker trips, burning smell, or electrical odour
  • Flashing lights or error codes on the display
  • Water leaks that return within days of a recent clean
  • Problem that persisted after a recent service

General service, chemical wash, or chemical overhaul?

The right service level depends on how much buildup has accumulated and how the unit is behaving. Most units on a regular schedule need general servicing. The table below shows when each level applies.
