Aircon Drainage Repair in Singapore

Water dripping from the indoor unit is the most common aircon complaint in Singapore. Most leaks are caused by a blocked or incorrectly sloped drain line, a cracked drain pan, or a failed float switch. We find the cause and fix it — not just clear the blockage temporarily.

How we approach drainage issues

  • Find the cause, not just clear the blockage

If the slope is wrong or the pan is cracked, clearing the blockage does not fix the problem. We trace the full drainage path to find the root cause.

  • Flow test after every repair

After the repair, we pour water through the system and watch it drain from pan to discharge. We do not leave until the drainage passes the flow test.

  • Advise on prevention

If the cause is recurring biofilm or a marginal slope, we tell you what can be done to reduce the frequency of future blockages.

Signs of a drainage problem

These symptoms point toward a drainage fault rather than a refrigerant or electrical issue.

  • Water dripping from the indoor unit onto the wall or floor
  • Water pooling at the base of the indoor unit
  • Drain tray overflowing despite recent servicing
  • Water stains on the wall below the unit
  • Unit shuts off unexpectedly — float switch triggering
  • Gurgling or bubbling sounds from the indoor unit

How drainage repair works

We trace the drainage path from the indoor unit to the discharge point to find where the blockage, slope issue, or damage is.

  1. 1. Trace the drainage path

We follow the drain line from the indoor unit pan through the trunking to the discharge point. The blockage or fault is usually at a bend, joint, or low point in the line.

  2. 2. Identify the cause

We determine whether the issue is a blockage, incorrect slope, cracked pan, damaged drain line, or a failed float switch. Each requires a different repair.

  3. 3. Clear or repair

Blockages are flushed and cleared. Slope issues are corrected by adjusting the drain line. Cracked pans or damaged lines are repaired or replaced.

  4. 4. Flow test

We pour water through the system and watch the full drainage path to confirm water flows freely from the pan to the discharge point with no leaks.

  5. 5. Confirm the fix

The unit is run and monitored to confirm no water accumulates in the pan or drips from the unit during normal operation.

Pricing

Drainage repair costs depend on the cause. A simple blockage clearance costs less than slope correction or drain line replacement.

  • Blockage clearing is the least expensive repair
  • Slope correction and drain line rerouting are quoted based on length and access
  • Drain pan or float switch replacement depends on unit model
  • No work starts until you agree to the quote

Booking and visit timing

Most drainage repairs are completed in a single visit. Drain line rerouting or pan replacement may take longer depending on access.

  • Blockage clearing typically completed within an hour
  • Slope correction and rerouting may take half a day
  • Pan replacement depends on unit disassembly requirements
  • We confirm timing once we assess the drainage path

Common drainage faults

These are the drainage issues we see most often in HDB and condo units in Singapore.

  • Algae or biofilm buildup blocking the drain line over time
  • Incorrect slope — water pools in the line instead of flowing out
  • Drain line sag from loose support clips or shifted trunking
  • Cracked drain pan from age or thermal stress
  • Float switch failure — unit does not shut off when the pan overflows
  • Drain line connected to the wrong discharge point after renovation

Why drainage problems come back

Some drainage issues return after clearing because the underlying cause was not addressed.

  • Slope is insufficient — water drains slowly and algae regrows faster
  • Drain line runs through warm areas — promotes biofilm growth
  • No drainage maintenance between service visits
  • Cracked pan drips from a different point each time
  • Discharge point partially blocked by debris or construction
  • Float switch not installed or not working — no early warning

When drainage repair is not the right starting point

Not every water leak from an indoor unit is a drainage problem. Some leaks come from a different cause entirely.

  • Ice melting off the evaporator coil → gas leak or airflow restriction, not drainage
  • Condensation on pipes or fittings → insulation failure, not drain blockage
  • Water from the outdoor unit → normal condensation in cooling mode
  • Water only during heavy rain → external water ingress, not drainage
