Signs a chemical wash may be needed

These patterns suggest the unit has buildup that a standard rinse will not resolve. A chemical wash is often the right next step, though we confirm on-site before recommending it.

What happens during a chemical wash

A chemical wash involves applying a cleaning agent directly to the evaporator coil, allowing it to work through the buildup, then flushing everything out. Here is the full sequence.

  1. 1. Condition check before starting

    We inspect the coil, drain pan, and blower before applying anything. This confirms whether a chemical wash is appropriate or whether the unit needs a full overhaul instead.

  2. 2. Apply chemical cleaning agent

    A biodegradable alkaline or enzyme-based cleaning agent is applied to the evaporator coil. The agent penetrates and softens deposits — dust, biofilm, and mould — that water alone cannot remove.

  3. 3. Dwell and penetration

    The agent is left to work for the appropriate dwell time. Rushing this step reduces how much of the buildup is actually broken down before flushing.

  4. 4. Flush and rinse

    The coil is flushed thoroughly with water to clear the chemical agent and the loosened deposits. The drain pan and drainage line are flushed at the same time.

  5. 5. Drainage test and reassembly

    Drainage flow is confirmed before the unit is reassembled and powered on. We run the unit and check airflow, cooling, and drainage before leaving.

What changes after a chemical wash

Airflow restored

Chemical agents break down the layer of biofilm and compacted dust that a rinse misses. Airflow improves because the coil fins are clear and the blower can move air properly.

Smell eliminated

Musty and mouldy odours come from biofilm growth on the coil. The chemical process kills and removes the source, not just masks the symptom.

Cooling performance back

A contaminated coil loses heat-transfer efficiency. Cleaning it restores the surface area available for cooling and reduces the cycles needed to reach the set temperature.

Drainage running clear

Biological buildup blocks drain pans and pipes from the inside. The flush clears the drainage path and reduces the risk of leaks returning.

Per-unit rates for standard wall-mounted units up to 12,000 BTU. Ceiling, ducted, and higher-capacity units carry a $10/unit surcharge.

Chemical wash vs general service — how to decide

Most units on a regular schedule need general servicing. A chemical wash is the right step when general servicing has been done and the problems persist, or when the unit has gone significantly overdue.

  • General service is enough if the unit is serviced regularly and cooling normally
  • Chemical wash if smell or weak airflow persists after a general clean
  • Chemical wash if last serviced more than 9 to 12 months ago
  • Chemical overhaul if mould is heavy, buildup is thick, or issues return quickly after a wash
  • We confirm the right level on the visit — not before we see the coil

When chemical wash is not the answer

Chemical wash solves contamination. It will not fix refrigerant loss, electrical faults, motor failures, or control problems. If the unit has any of the following alongside the contamination, a repair visit may need to come first.

  • Sudden cooling loss even after a clean
  • Breaker trips or burning smell
  • Error codes or flashing lights on the display
  • Leaks that return within a day or two of cleaning
  • Outdoor unit not running
