What Is a Pre-Move-In Inspection

For new condos, the Defects Liability Period is your window to get defects fixed at the developer's cost.

When to Book a Pre-Move-In Inspection

The timing depends on your situation — each scenario has different stakes.

  • New condo — DLP window

    Within 12 months of key collection, the developer fixes defects for free. After that, you pay. An early inspection catches aircon issues while they are still covered under the Defects Liability Period.

  • Resale purchase

    The existing aircon is part of what you are buying. An inspection reveals whether the system is in good working order or whether you are inheriting problems — useful for negotiation or budgeting.

  • Tenant move-in

    Document the aircon condition before your lease starts. If issues arise later, you have a baseline showing the system's state when you took over. Protects both tenants and landlords.

  • Landlord turnover

    Before a new tenant moves in, verify the system is in good working order. Fix any issues proactively rather than dealing with complaints and emergency calls after handover.

What to Expect During the Visit

A full condition assessment covering cooling, drainage, airflow, electrical, noise, refrigerant, and physical state. You receive a written report.

  • Cooling performance — temperature differential, consistency across rooms, response time
  • Drainage — condensate flow, drain pan condition, slope and discharge path
  • Airflow — filter condition, coil state, blower output, duct integrity for ducted systems
  • Electrical connections — wiring condition, isolator function, breaker rating
  • Noise — abnormal sounds from indoor and outdoor units indicating wear or faults
  • Refrigerant levels — pressure readings and leak indicators
  • Physical condition — corrosion, damage, mounting integrity, insulation state

After the inspection, you receive a written condition report covering every unit. If issues are found, we outline what needs attention and quote any follow-up work separately — servicing, repair, or parts replacement. For DLP properties, the report gives you the documentation you need to file defect claims with the developer before the window closes.

  • Pre-move-in inspection

    Assesses overall system health before you move in. Produces a written condition report. Book before moving in or while the DLP window is open.

  • General servicing

    Maintenance for a unit that is working fine — filters, coil, drain, and blower cleaned. No condition report. Book when the unit is due for a routine clean.

  • Repair diagnosis

    For a unit with a known fault. Isolates the problem and quotes the fix. Book when something is wrong and you need answers.
